The lease continues

Under German law, the buyer generally steps into the existing tenancy. An occupied apartment is therefore not marketed as immediately vacant. Before discussing an asking price, clarify the lease terms and whether the property is actually tenanted. Avoid promising that a tenant will move out.

Prepare evidence for investors

The written lease, current rent, payment status, service-charge information, permitted increases and relevant building documents help prospective buyers assess the investment. Frankfurt transaction data can distinguish occupancy categories, but an aggregate figure is not a standard discount for your apartment. The lease, condition and buyer pool need to be considered together.

Plan viewings respectfully

Occupied homes require coordination with the tenant. Agree on reasonable appointments and protect personal belongings in photography and presentation.
