How to set an asking price for your property

Separate three different numbers

An asking price is the seller's opening position. An agreed contract price is a completed transaction. An official average combines different properties over a period. None of these alone tells you what your home could achieve today. Frankfurt's valuation committee publishes completed-sale evidence, while market reports can also contain asking-price orientation values. Always check which figure you are reading and when it was recorded.

Compare properties that really match

We first check the precise location, property type, age, size, actual condition, energy features and occupancy. For an apartment, the building, reserves and decided repairs also matter. A renovated vacant flat and a rented unit in the same street do not necessarily attract the same buyers.

Turn evidence into a strategy

The starting price should make sense to the relevant buyer group and reflect your timing. We discuss the supporting documents, the likely objections and the room for negotiation before listing. A free initial assessment can establish a range; it is not a formal valuation report.
