How it calculates

Three steps, official figures.

  1. Location through the land value

    The standard land value (Bodenrichtwert) shows what building land costs in your district. It decides which column of the official table applies. We use the typical value for residential plots; you can enter your exact value.

  2. Value per m² by living area

    Living area and land value give the comparison factor in euros per square metre of living area. The valuation committees derive it from prices actually paid.

  3. Adjustment for plot and year built

    A larger plot or a newer house raises the value, a smaller plot or an older house lowers it. The result times the living area is the calculated value.

What the calculator cannot see

Condition, modernisation, energy performance, fittings, layout, cellar and garage, view and exact position. That is what the plus/minus 10 per cent range stands for. Where your house sits in it, we see during a visit. You receive the assessment in writing, free and without obligation.

How can I work out what my house is worth?

With the comparison method of the official valuation committees: land value and living area give a value per square metre, plot size and year built adjust it, and the result times the living area is the calculated value. The calculator above does exactly that for detached, terraced and semi-detached houses.

What is the standard land value and where do I find it?

The Bodenrichtwert is the average value of one square metre of building land in a zone. In Hesse, BORIS Hessen (boris.hessen.de, in German) shows it free of charge for every address. Without an entry the calculator uses the typical value for residential plots in your district (as of 01.01.2024).

How accurate is the calculator?

It shows what an average house of this size, age and location is worth according to the sale prices collected by the valuation committees. It cannot see condition, modernisation, energy performance, fittings or the exact position. That is why it shows a range of plus/minus 10 per cent. We establish the precise figure free of charge at your property.

Is the result a formal valuation?

No. Neither the calculator nor our initial assessment is a formal valuation report (Verkehrswertgutachten). If you need one for tax or court purposes, we will tell you openly.
