Two things are being assessed

The apartment's layout, condition and occupancy matter. So do the building's maintenance, common areas, energy condition and planned work. A beautiful interior does not remove questions about shared costs.

Ask the administrator early

Request the current service-charge statement, economic plan, reserve information and minutes or decisions on repairs. Check which documents are available and whether the apartment is vacant or rented. These facts help avoid late surprises when buyers or lenders review the property.

Set the route to market afterwards

Only once the flat and the building are understood can an asking price and target buyer group be sensibly discussed. Current listings show expectations; the official Frankfurt transaction reports describe completed sales across different properties. Neither substitutes for checking your specific apartment.
