1,354 sales: a count, not a price

Frankfurt's valuation committee recorded 1,354 apartment transactions in the first half of 2026, compared with 1,589 a year earlier, approximately 15% fewer. These are completed transactions rather than advertised properties. Fewer contracts do not mean every apartment lost 15% of its value. The location, condition and buyer group still determine how an individual sale can be positioned.

New apartments in conventional multi-storey buildings achieved an average of €8,200 per square metre, around 7% above the prior-year period. But only 60 new apartments in the city centre and 13 elsewhere contributed to those local figures. Apartments built from 1991 onwards, excluding new builds, averaged €6,670 per square metre, around 6% lower year on year. The committee notes that the age mix of homes sold changed. None of these averages is a price list for your address.

Before setting your asking price

We compare the apartment's age and actual condition, its immediate location, floor, energy condition, occupancy and available condominium documents. An online listing gives an asking price, not the result of a completed contract. The annual report mainly covers 2025 transactions; this half-year update adds more recent evidence. Both are context for a property-specific assessment.
