Start with the common records

Collect the title and property information you have, floor plans, building specifications, any permits and records of substantial changes. Note what exists, what is missing and what has not yet been verified. You do not need a perfect folder to ask for an initial conversation.

Add records for the property type

For an apartment, buyers may request owners' association budgets, service charges, reserves and meeting decisions. For a rented property, the lease, current rent and relevant agreements help them assess the investment. Do not assume that a missing document can be replaced with a verbal estimate.

Check the energy certificate early

German rules require an energy certificate for many sales and specify information that must appear in advertisements where a certificate is available.
