What changed in July 2026?

Germany's new Gebäudemodernisierungsgesetz took effect in its main provisions on 29 July 2026. The former uniform 65% renewable-energy requirement for newly installed heating was removed. This does not make the condition or future running costs of an existing system irrelevant to buyers. A sale itself does not automatically require the seller to replace a working system.

Get the actual property facts together

Check the type and age of the system, maintenance and modernisation records, and the required energy certificate. For an apartment, obtain any relevant decisions by the owners' association. Buyers need accurate information about the property as it stands; avoid promising an upgrade or a connection that has not been agreed.

A heat plan is not a connection guarantee

Municipal heat planning describes strategic areas, not a guaranteed district-heating connection for a specific house. Verify the precise address, current provider information and applicable rules before making a claim in a listing.
